reach us with your interest, and we will provide you a questionnaire to assess the goals and parameters of your project. Based on your response, we will meet with you to respond to your questions about how best to achieve your goals. If you are interested to proceed, we’ll provide you a proposal for design services. This proposal will provide a preliminary estimate of construction cost, a fixed fee for each modhouse design included, and estimated total hourly fees for modifications and site adaptation.

  1. With project parameters set out, a feel for the site, and a proposal signed into contract, we’ll adapt the modhouse system to achieve your goals. Our solutions may include multiple modhouses connected by decks, breezeways, or greenhouses; modhouses linked to existing structures; or altered or extended versions of the pre-defined modhouses.

  2. at the outset of the technical design phase, we will provide a technical questionnaire, meet to discuss it, then reflect your choices in draft permitting documentation.

  3. with your final approval, we will make a building permit application. We update our cost estimates at each design phase.

As we develop each design, we’re happy to reflect your pinterest boards in custom material palettes. In the spirit of New Vernacular, our goal is to support you with our design-build expertise while you find your freedom of expression.

  • 1 hr consultant video meeting to review owner goals, project feasibility, and answer questions about modhouse

  • after feasibility confirmed, modhouse will provide a proposal, including a project cost estimate #1. the proposal will also set out the required retainer. when signed, the proposal will serve as our design-build contract

  • i.   modhouse to contract survey at owner’s expense

    ii.   modhouse to provide draft siting + massing diagram for owner review

    iii. owner to review, comment, and approve

    iv.  modhouse to assemble digital model of pod(s), site them, coordinate engineering, + provide draft permitting drawings and project cost estimate #2 for owner review

    iv.   owner to review + approve drawings + cost estimate

  • i. modhouse provides technical design questionnaire

    ii. owner responds with material + feature choices

    iii. modhouse assembles permit documentation and project cost estimate #3 for owner review.

    iv. once approved, modhouse makes permit application(s)

    v. modhouse prepares interior elevations

    vi. BP is received

    vii. modhouse provides project cost estimate #4 - final pre-construction cost estimate

  • i. production proceeds on owner’s approval of project cost estimate #4

    iii. Superstructure prefabrication is completed, cladding procured

    v. interiors components are manufactured

  • ii. utilities and foundation – while superstructure is manufactured

    iv. modhouse frame is raised, windows installed, lockup achieved

    vi. systems and insulation are installed

    vii. cladding, finishing are installed

    viii. Interiors components installed

    ix. occupancy inspection + certificate
